While we use pre-designed floor plans rather than starting from a blank architectural drawing, we build the home you choose on the land you own, tailored to your site’s specific conditions. You choose the floor plan, we handle everything from permitting to final walkthrough. For most South Carolinians, this delivers more of what matters in a “custom” home — personalization, quality, and location control — at a better price than a fully custom-designed build.

Ideally yes — our model is designed for people who already own or are purchasing land. If you’re still in the land-acquisition phase, we’re happy to consult with you on what to look for in a buildable lot and whether a specific piece of land would work for our process.

Our pricing is fixed at the time of contract. We account for site conditions, materials, and labor before locking in your number — so there are no surprise change orders or cost overruns. The price you sign is the price you pay.

We currently serve three primary market areas: the Aiken/Augusta region, the Columbia metro area, and the Greenville/Upstate region. Each market has its own dedicated floor plan offerings. Build timelines vary based on the floor plan, lot conditions, and permitting in your specific area. We provide a realistic timeline during our initial consultation and hold ourselves accountable to it. Timeliness is one of our core commitments.
