Job description

The Superintendent’s responsibility is to supervise and coordinate all construction activities and field personnel (i.e. staff, subcontractors & vendors) as required to successfully complete the homebuilding project on schedule and within budget. This includes maintaining the highest quality of workmanship, while administrating good construction responsibilities and duties.

KEY JOB FUNCTIONS include but not limited to:

• Coordinate all phases of construction for each home, from start of clearing to certificate of occupancy. This includes: A thorough understanding of Build on Your Land contract documents, review all drawings, schedule each job, participate in meetings with key staff and proactively manage customer communications and expectations during the build process.
• Supervise construction activity for each home daily. Ensure each home is built to the specifications detailed in the Summary of Options and to the tolerances set by Build on Your Land.
• Update and maintain construction schedules daily, ensuring all stages of construction are completed within deadlines. Includes scheduling and coordinating all trades, subcontractors, suppliers and utility providers for each home.
• Interact with Homeowner at various stages of construction to ensure they are well informed of the process, construction schedule and any duties or decisions that they may be required to perform.
• Ensure trades and subcontractors comply will all applicable building codes.
• Coordinate required inspections for each home. Ensure inspections are scheduled on time to meet the building schedule and arrange for the completion of any deficiencies in a timely manner to ensure issuance of a certificate of occupancy from the appropriate building jurisdiction.
• Maintain a clean and safe job site ensuring that the requirements of the Occupational Health and Safety Act are enforced.
• Assist in maintaining the budget for each home. Inspect and approve for payment work completed.
• Perform homebuyer final walk-thru and manage warranty requests in accordance with the Build on Your Land warranty.
• Manage multiple jobs at various phases concurrently over a large geographical region.
• Provide leadership, establish and maintain effective and harmonious working relationships with vendors, subcontractors, inspectors, homeowners and colleagues.

• Candidates must be able to multi-task and work well under pressure
• Must be a self-starter, able to manage daily schedule with limited oversight and be accountable to follow company policy & procedures
• Interest in working in a small office environment where everyone is a key employee
• Minimum 2 years as a Construction Superintendent in managing all phases of construction for concurrently built residential homes
• Excellent oral and written skills
• Knowledge in reading and understanding working drawings
• Quick & flexible learner
• Experience in ordering, scheduling, quality control and production of the finish phases of residential construction.
• Working knowledge of computers.
• Well organized, self-directed and dependable
• Excellent driving record
• Ability to resolve problems through research and application of best practices
• 2 yr. or 4 yr. degree preferred
• Excellent customer service
